THE ROADMAP

A structured process is the secret to a stress-free build, but at its heart, my approach is always about you. By combining a clear roadmap with a commitment to thoughtful design, we ensure that no detail is missed. Together, we’ll create a home that honors timeless design for modern living, making the journey to beautiful living as rewarding as the destination itself.

From First Sketch to Move-In Day

Designing a home is a journey, and I am here to be your guide. I’ve refined a phased approach that keeps the process clear, calm, and collaborative. We move at a pace that feels right for you, ensuring every decision is made with confidence.

Phase 1:  Discovery & The "Project Design Guide"

We start by catching up to you. Most of my clients have been dreaming of their project for years; my job is to listen and unify those ideas. We’ll use my proprietary Project Design Guide—a detailed programming and selection workbook we fill out together through all the phases of the project.  This will help us to map out your spatial needs, practical needs, design styles, lifestyle goals, and budget.

Phase 2: Schematic Design (The "Big Idea")

This is where your vision takes shape. We explore initial floor plans and the "flow" of the home. We focus on the big moves first—how the house sits on the land and how light enters the rooms—refining the sketches until the "soul" of the house feels just right.

Phase 3: Design Development (Refining the Vision)

We move from concepts to reality. We’ll refine the drawings, coordinate with structural experts, and start looking at materials and finishes. This phase provides the clarity needed for builders to provide preliminary pricing.

Phase 4: Construction Documents  ("The Manual")

We go "under the hood" to create the precise technical drawings along with building and material specifications required for permits and construction. These detailed blueprints and specifications are your safety net, preventing confusion and costly changes once building begins.

Phase 5: Permitting & Builder Selection

We act as your advocate, shepherding your project through the local "red tape" and permit reviews. If you haven't chosen a builder yet, we’ll help you interview contractors  to find the right partner.  We like to bring on board the contractor sooner than later to begin coordinating the project before the drawing are completed.  However if you prefer to bid a project out to multiple contractors, just let us know and we will setup the contract documents required for "apples to apples" bid comparisons and provide a bid comparison review.

Phase 6: Construction Support

We stay by your side until the keys are in your hand, visiting the site regularly to answer contractor questions, coordinate details and ensure the home we designed together is exactly what gets built.  With your consent, we will act as the owners representative with the general contractor and/ subs "an intermediary" to coordinate all questions, meetings, selections and documents ensuring a well organized and timely project taking the stress off of the client.

Transparent Planning (Billing)

We believe trust is built on transparency. We bill hourly and provide a clear estimated range of hours before we begin each phase.  Once we have met and have a grasp on the next step of your project we will provide you a proposal letter that will contain a scope, deliverables and an estimate of hours for that phase of the project.  You will sign off for each phase before we continue to the next.  This way, you always know exactly what we’re working on, what’s coming next, and where your investment is going.
